Getting Ready to Sell? Tips on how to Wow your buyers.

Most New Zealanders have a fascination with real estate. They are generally well-informed.
But does that eagerness translate to presenting your home for sale? Do you know how to give yourself the best opportunity to wow your buyers?
Here are some tips to assist with this.
1. LANDSCAPE. Ensure your garden is well-manicured. Have the main entrance well-defined. Add potted flowers or paving to define how to get to the main entrance if it needs to be more prominent. Paint your front door, if required, in a complementary color to the exterior color of your house. Doing so can add a real wow factor when flanked with beautiful potted plants or flowers. Ensure your waste bins are surreptitiously stored, and your post box is in good shape.
2. CLEAN & DECLUTTER. There cannot be enough said about the importance of a clean property. Ensure your windows are sparkly clean. Your bathrooms and kitchen should be pristine as the rest of your home. Box all the goods you are using sparingly. ( you will be moving, so it will give you a head start) Especially children's toys. Allow buyers space to move through your home comfortably without being distracted by excessive ornaments and other paraphernalia.
The above is an excellent start to giving your buyer a sense of calm and comfort. They will not feel a sense of resistance, stopping them from noticing the great points about your property. Now let's add some real wow to your home.
3. UPDATE & RENEW. The idea here is to see the bones of the house and emphasize its potential through practical updates, adding color and texture to add the wow factor.
Install new carpets and repaint if your property is looking tired. Choose neutral colors which will appeal to most buyers.
Your entrance is essential, so be sure to keep this clutter-free. Create some form of visual interest, such as a well-chosen piece of artwork and entrance table with a gorgeous oversized mirror, if your space allows for this. It will set the scene for what a buyer can expect in the rest of the house—a little drama and excitement.
In many markets, updating to a new kitchen may overcapitalize your investment. But an updated feel may be required.
Change your benchtop and cabinet doors or hardware. Install a new kitchen tap. Add some fresh potted herbs, new wooden chopping boards for texture, fresh tea towels, and a beautiful bottled hand wash by the kitchen tap to add to the wow factor. Your home should always smell great for any inspection.
If the bathroom needs an upgrade and you cannot afford a complete makeover, respray the bath and tiles. Upgrade the tapware. Add appropriate green foliage in pots, fresh fluffy towels, and bathroom products. A stick diffuser in the bathroom will provide a lovely scent for buyers to enjoy.
Living spaces should have a relaxed feel. Soft throws and cushions can add texture to the room. Bring in some fresh foliage or potted plants. Not too much, just enough to create a calmness and visual interest in how the space can work.
Keep curtains open for plenty of light in the space. Make sure your furniture pieces are suitable sizes for the area. You can rent the appropriate pieces and store what is not needed.
If you have a fireplace, stack some logs next to the fireplace and add a warm cozy throw over a comfy chair. Have a book and mug styled on a small table next to a chair.
Bedrooms should feel like a comfy haven for the weary. Soft and sumptuously layered bedding can work wonders visually and give your space a real wow factor. Add some stylish side lamps for soft ambient lighting.
The above tips will help connect buyers with your property on an emotional level. Doing so is vital as an emotional buyer will pay a higher value for a property.
