Having worked in the real estate industry previously, I thought it might be helpful to share a few tips on increasing your home's value. There are many things to be said about this, but I wanted to share a few basics that have proved true in my experience.
Buying a property is one of the most significant investments we will make in our lifetime. So, maintenance should be a priority of any homeowner.
Keep to a regular maintenance program to ensure your property is cared for well. Replace or repair issues before they cause further damage.
It is advisable to repaint a house every 5-10 years. Doing so will also add to curb appeal should you want to sell.
I have seen circa 60s & 70s homes, which make you feel like you are taking a step back in time. And this is rarely a good thing. As with architecture, interior design trends change and adapt to current lifestyles.
In this regard, keep your home up to date. Bring your kitchen up to speed with current trends.
Choose classic options with a broader appeal should you want to sell in the future.
Bathrooms also need to be refreshed. Nothing discounts a home as much as a tired bathroom and an outdated kitchen.
Not to be overlooked is landscaping. It is a precursor to the value of your home. A beautiful and well-maintained garden, small or large, will add value to your property. It may not be so much on paper, but it will have emotional appeal when correctly done, thus adding to its market value at the time of sale. (a buyer who falls in love with your property will always be willing to pay a higher value)
Adding additional bedrooms is also a great idea. An extra bathroom is also an excellent way to add value.
The Bank's value and the market value of a property can differ significantly. The actual test of a property's worth is what a buyer will pay for it.
So even though you might be happy living where you are currently, remember that life can change quickly, and you might be forced into a position of sale quicker than you desire.
